Product Description

PS104 is a lithium silicate solution with a siliconate water, stain, and salt repellent that is designed to harden and increase surface strength, reduce dusting, and improve water, stain, and salt resistance for most concrete and masonry surfaces. The sealer reacts with the cementitious ingredients to densify and add water and salt repellency while allowing deep penetration to chemically harden and fortify the substrate. PS104 limits dirt build up and staining and makes surfaces easier to clean and maintain. After the chemical reaction occurs, the substrate will be more abrasion resistant with increased protection of the surface from wear, moisture, dust, efflorescence, dirt, stains, mold and mildew, and salts and deicing chemicals while remaining breathable. PS104 has a clear appearance. Upon proper application, the substrate will have little, or no, noticeable change in appearance when dry. However, a polished appearance can be imparted to machine troweled, burnished, or polished surfaces by applying with scrubber or polisher. The PS104 possesses a higher solid content than other lower solid lithium silicate sealers on the market which allows for a polished appearance to be more easily achieved.

Recommended Uses

PS104 was originally developed for commercial and industrial applications and is widely used throughout North America to this day for those applications. Concrete Sealers USA is now also making this professional grade sealer available to the residential market so small contractors, applicators, and do-it-yourselfers can enjoy the same superior benefits that architects, engineers, and large contractors have enjoyed for years. PS104 is recommended for densifying, hardening, increasing surface strength, and improving water, stain, and salt repellence for most concrete and masonry surfaces where long term resistance to staining, dusting, abrasion, efflorescence, salt intrusion, and water and moisture absorption is important. It is ideal for sealing commercial and residential concrete floors such as workshop floors, warehouse floors, automotive garage floors, retail store floors, restaurant floors, basement floors, garage floors, and other machine troweled, burnished, or polished concrete flooring where a slight sheen is desired. Compatible with most glues, mastics, and topical coatings.


PS104 is designed to work only on cured machine troweled and smooth concrete surfaces and is not intended for asphalt. This product may damage vegetation or may etch glass, vinyl, aluminum, plastic, and metal. Avoid contact with eyes and skin. Sealer may be damaged if frozen prior to use. Not intended to seal cracks. Will not remediate structurally unsound surfaces with defects. The use of high alkaline or acidic cleaners on the treated surface is not recommended and can be damaging. The Company does not warranty specific performance results or compatibility with products manufactured by others. The Company shall bear no liability, other than replacement of defective product. A small test must be conducted prior to application. Based upon this test, the purchaser shall determine for themselves the suitability of this product for the intended use.

Environmental and Regulatory

PS104 complies with EPA, FDA and OSHA strict requirements and contains no solvents or Volatile Organic Compounds (VOC). This product is considered a non-hazardous chemical under OSHA Hazard Communication Standard (29CFR 1910.1200). Contact may cause skin or eye irritation. Using with adequate air ventilation, eye protection, and gloves is recommended.

Surface Preparation

Substrates to be sealed must be a minimum of 28 days old and/ or be fully cured. The surface must be clean and porous enough to allow penetration into the substrate. Surfaces should be clean and free of surface laitance, dust, dirt, debris, mildew, oil, grease, curing agents, paint or other surface coatings, and other contaminants. If acid or other cleaning compound is used for cleaning or etching the surface, neutralize the surface completely before application of PS104. Under certain conditions, a precipitate may be deposited as the lithium solution dries. Substrates with a high acid level will react with the lithium solution and can cause some neutralization of the material before it is absorbed into the surface leaving a white precipitate. This white precipitate does not affect sealer performance and generally dissipates over time or remove with water and stiff broom or floor buffer. A test should be made to determine that none of these conditions exist.


Always test porosity prior to application, especially on machine troweled concrete. Surface should be dry for proper penetration of the sealer. Should not apply to damp or wet surfaces. Product is a one part system and requires no special mixing. Stir material thoroughly before and during application. Do not apply below 40°F or above 85°F during the application or drying period. Apply uniformly with roller, low pressure sprayer, floor scrubber (black pad), or high speed polisher. PS104 enhances crystal formation which can facilitate a polished appearance. When applying with scrubber or polisher, work wet sealer into manageable area at least 5-10 minutes, squeegee excess to next area, and repeat. When applying material, maintain a wet edge to reduce chance of water spotting because product may not be able to penetrate a dry area that was previously treated. For a more polished appearance, buff with a white pad after 12 hours. Puddles should be immediately dispersed as excessive application may result in white residue which will not affect sealer performance and generally dissipates over time or by power washing. White residue may also form if surface has high alkali or acid content. To reduce likelihood of white residue on surface, rinse the surface thoroughly with water 2 hours after final application of sealer and then sweep up to remove any residual materials. Generally, only one application is required. If additional coats are desired and more product can be absorbed, wait approximately 1 hour between coats. Clean application materials with warm water.


Under normal conditions the sealer will dry clear and flat. A polished appearance may be imparted by using a scrubber or polisher when applying. Polished appearance is based solely upon application procedure of the applicator.

Coverage Rate

350-500 sq. ft./Gal. for machine troweled and smooth surfaces. Coverage rates are approximate and for estimating purposes only.

Drying Time

Dry to touch in 1-3 hours and for traffic in 12-24 hours. Drying times are for estimating purposes only. Actual drying times are based upon temperature and humidity.

Shelf Life

1 year unopened.

Safety and First Aid

Eyes: Flush with water for at least 15 minutes.

Skin: Wash thoroughly with soap and water.

Inhalation: Move subject to fresh air.
